The Courtyard Towers was one of the first developments completed in the new millennium. Contrary to most prior developments, the sizes of the units were designed to be large enough to accommodate a family for year around living. The large majority of condos on the island, including many beachfront condos, are much smaller, designed for occasional residency as a second home or purchased for a combination of personal use in addition to rental potential. Courtyard Towers has one of the highest percentages of full time residents of any development on Marco.

Location, location, location! Built at the quiet south end of Marco Island, Courtyard Towers is located on a canal with six common docking spaces, just across Collier Court from Caxambus Park with its boat launch ramp and just a short walk to the west where the "South Beach" beach access is located. Public beach access is limited on Marco for those owners not owning a beachfront condo. South Beach and Tiger Tail at the north end of Marco are the only county beach access locations on the island
There are 49 units in the complex including five Penthouse units. The basic units are all three bedrooms and have at least three baths. All units have expansive lanais at both ends of the units, the front lanais are screened. There are several different floor plans most having a total area of 2,735 square feet and 2,159 square feet under air. Ten units in Building One are slightly smaller. All units are end units with windows on three sides, only two units per floor. Like the newer million dollar plus ocean front units, the elevators deliver owners and guests directly to each units foyer. Each unit also has a private garage.
Common elements consist of a clubhouse with a meeting (party) room, kitchen, lavatories and exercise rooms. An outstanding pool area with a large deck area and a covered chickee hut for social gatherings. Of the six common boat docks, the association leases four to owners of the Courtyard Towers, keeping two for common usage of the other owners for overnight or daily dockage. Currently in the planning is a patio area with a gas grill and table(s) in the pool/clubhouse area.
